PETER CARADONNA ARCHITECT'S INTEGRATED APPROACH TO THE DESIGN AND CONSTRUCTION PROCESSES BRINGS ALL STAKEHOLDERS TO THE TABLE TO DEVELOP A SHARED SENSE OF GOALS AND STRATEGIES. FROM INITIAL PLANNING THROUGH CONSTRUCTION, THE TEAM MEMBERS COLLABORATE TO ENSURE THAT A PROJECT IS ENVISIONED AND REALIZED IN ACCORDANCE WITH THESE COMMON OBJECTIVES. THIS MULTIDISCIPLINARY METHOD ENCOURAGES WHOLE BUILDING DESIGN - OR LOOKING AT A BUILDING AND IT'S SITE AS AN INTERDEPENDENT ENTITY WHERE ALL COMPONENTS AND SYSTEMS ARE INTEGRATED AND COMPLEMENTARY, AND NOT A SUM OF DISTINCT AUTONOMOUS PARTS. THE TEAM MAY EVALUATE THE PHYSICAL, ENVIRONMENTAL, ECONOMICAL AND SOCIAL ATTRIBUTES AND IMPLICATIONS OF A BUILDING, ALL IN THE CONTEXT OF THE GREATER COMMUNITY. PROGRAMMATIC, TECHNICAL AND ENERGY REQUIREMENTS ARE CONSIDERED INTEGRALLY WITH AESTHETIC PHILOSOPHY. WE HAVE DEMONSTRATED, THROUGH PAST WORK, OUR EXCEPTIONAL UNDERSTANDING OF ALL ASPECTS OF THE CONSTRUCTION PROCESS. IN ADDITION TO DESIGN AND BUILDING, LEED ACCREDITATION IS AVAILABLE THROUGH OUR FIRM. PLANNING SITE SELECTION, ACCESSIBILITY, TRAFFIC ANALYSIS, UTILITIES, COMMUNITY SERVICES, COMMERCIAL SERVICES, AND SITE PLANNING ARE ALL CRITICAL ASPECTS OF THE RELATIONSHIP A BUILDING OR COMPLEX HAS WITH THE EXISTING COMMUNITY IT SERVES. ARCHITECTURAL SUBMISSION OF ALL DRAWINGS FOR EACH PHASE OF WORK IN THE PROJECT INCLUDING SCHEMATIC DESIGN, DESIGN DEVELOPMENT AND CONTRACT DOCUMENTS. COST ESTIMATING AND CONTROL COST ESTIMATING AT EACH PHASE OF THE PROJECT IS INSTRUMENTAL TO RESTRICT COSTS AND ADHERE TO BUDGET LIMITATIONS. CLOSE MONITORING OF JOB PROGRESS ENABLES IDENTIFICATION OF POTENTIAL COST OVERRUN AND PROMPT RECOMMENDATION OF ACTION FOR CONTROL. CIVIL AND LANDSCAPE DESIGN THE FIRM HAS EXTENSIVE EXPERIENCE IN CIVIL ENGINEERING AND LANDSCAPING DESIGN. CARADONNA AND HAS WORKED ON MANY, LARGE STRUCTURAL ENGINEERING PROJECTS. FOOD SERVICE DESIGN FROM NYC SCHOOLS AND PRIVATE SCHOOLS TO RESTAURANTS, HOTELS AND CLUBS, THE FIRM HAS EXPERIENCE PROVIDING FOOD SERVICE DESIGNS FOR ALL TYPES OF PROJECTS. MECHANICAL/ELECTRICAL DESIGN THE FIRM HAS EXTENSIVE EXPERIENCE IN THE DESIGN OF MECHANICAL AND ELECTRICAL SYSTEMS AND PROVIDES THESE SERVICES IN-HOUSE FOR SMALLER FACILITIES. WHEN LARGE PROJECTS ARE INVOLVED, THIS EXPERIENCE HAS PROVIDED THE FIRM WITH THE KNOWLEDGE OF AVAILABLE TECHNOLOGIES AND THE TECHNICAL ABILITY TO CHECK AND COORDINATE THE WORK OF THE MECHANICAL AND ELECTRICAL CONSULTANTS. DEPARTMENT OF HEALTH THROUGH A LONG TERM RELATIONSHIP WITH THE NY STATE OFFICE OF MENTAL HEALTH AND THE LY STATE OFFICE OF MENTAL RETARDATION AND DEVELOPMENTAL DISABILITIES, THE FIRM HAS BECOME WELL VERSED IN THE REQUIREMENTS OF THE DEPARTMENT OF HEALTH, INCLUSIVE OF CERTIFICATES OF NEED, AND ARTICLE 28, TITLE X OF THE NYCRR PROJECTS. PROJECTS RANGE FROM RESIDENTIAL TO CLINICAL SPACES, AND INCLUDE MIXED USES FOR THESE SPECIAL NEED POPULATIONS. A CLOSE RELATIONSHIP WITH THE END USERS INSURES THAT THE BUILDINGS ARE FUNCTIONED APPROPRIATELY FOR THEIR SPECIFIC NEEDS, AND THAT ALL DEPARTMENT OF HEALTH REQUIREMENTS ARE MET AND EXCEEDED IF POSSIBLE. COMMUNITY RELATIONS THE FIRM HAS EXTENSIVE EXPERIENCE WITH LOCAL COMMUNITY PRESENTATIONS. THE FIRM HAS PREPARED DRAWINGS, MODELS AND PHOTOGRAPHS, AND HAS MADE VARIOUS PRESENTATIONS TO COMMUNITY BOARDS (INCLUDING PADAVAN REQUIREMENTS), PLANNING COMMISSIONS, AND NUMEROUS MUNICIPAL AGENCIES, INCLUDING HISTORIC ADVISORY AND LANDMARK COMMITTEES, TO GAIN APPROVALS FOR MANY PROJECTS. THE FIRM'S INDIVIDUAL MEMBERS, INCLUDING THE PRINCIPAL, SIT ON SEVERAL STATE RECOGNIZED COMMITTEES FOR COMMUNITY DEVELOPMENT AND GREEN BUILDING AGENDAS. THE FIRM HAS SUCCESSFULLY PROVIDED SUBSTANTIAL SAVINGS IN PAST PROJECTS THROUGH SOLUTIONS AS DIVERSE AS INSULATING EARTH BERMS TO NATURAL LIGHTING FOR LIBRARY READING ROOMS.
LEED PROJECT APPROACH AN INTEGRATED DESIGN IS CRUCIAL TO ACHIEVE LEED CERTIFICATION, AS WELL AS TO PRODUCE A PROJECT THAT IS ENERGY EFFICIENT, EFFECTIVELY MAINTAINED, AND ENVIRONMENTALLY FRIENDLY. LEED CONSULTANT THE RESPONSIBILITIES OF THE LEED CONSULTANT WILL BE TO COORDINATE THE PROJECT TEAM AS RELEVANT FOR LEED, DISTRIBUTE ALL NECESSARY INFORMATION TO TEAM MEMBERS FOR CREDIT COMPLIANCE, COORDINATE, COLLECT AND REVIEW CREDIT DOCUMENTATION FROM TEAM MEMBERS, COMPLETE AND MANAGE THE ASSEMBLY OF DOCUMENTATION, AND ADMINISTER THE LEED PROJECT WEBSITE. THE LEED CONSULTANT WILL ALSO PROVIDE GUIDANCE TO ALL TEAM MEMBERS AND FACILITATE COMPLETION OR THEIR RESPONSIBILITIES DURING THE ENTIRE DESIGN AND CONSTRUCTION PROCESS, AS APPROPRIATE. LEED CHARETTE AT THE BEGINNING OF SCHEMATIC DESIGN, THE PROJECT TEAM WILL TAKE PART IN A LEED CHARETTE. ANY TEAM MEMBERS ON BOARD AT THE INITIATION OF THE PROJECT SHALL ATTEND, INCLUDING, BUT NOT LIMITED TO, THE OWNER, ALL INVOLVED ARCHITECTS AND ENGINEERS, THE ENERGY MODEL CONSULTANT AND THE COMMISSIONING AUTHORITY. THE CHARETTE IS A DAY-LONG MEETING MEANT TO PROVIDE AN INTRODUCTION TO LEED AND SUSTAINABLE DESIGN AS THEY RELATE TO THE SPECIFIC PROJECT AND SITE. THE LEED CONSULTANT WILL GUIDE THE TEAM THROUGH THE LEED CHECKLIST AND FOSTER DISCUSSION BETWEEN TEAM MEMBERS IN THE SIX LEED CATEGORIES (SUSTAINABLE SITES, WATER EFFICIENCY, ENERGY & ATMOSPHERE, MATERIALS & RESOURCES, INDOOR ENVIRONMENTAL QUALITY AND INNOVATION IN DESIGN); THE INTENT, REQUIREMENTS, AND DOCUMENTATION AND COST IMPACT OF EACH CREDIT WILL BE ADDRESSED. THE PURPOSE OF THE CHARETTE IS TO DETERMINE TEAM MEMBER RESPONSIBILITY FOR EACH CREDIT TEAM MEMBERS WILL PARTICIPATE IN A SECOND CHARETTE PRIOR TO THE START OF CONSTRUCTION WHERE THE TEAM WILL READDRESS THE INTENT, REQUIREMENTS, DOCUMENTATION AND RESPONSIBILITY OF CONSTRUCTION PHASE CREDITS, AND DISCUSS THE APPROACH TO MATERIALS COSTS AND COMPLIANCE DOCUMENTATION AND THE SUBMITTAL PROCESS. MEETINGS MEETINGS WILL COVER ALL ASPECTS OF THE PROJECT, INCLUDING LEED REQUIREMENTS AND STATUS, FOR EACH MEETING ATTENDED BY THE LEED CONSULTANT, AN UPDATED LEED CHECKLIST REFLECTING ANY CHANGES, STATUS, NOTES OR RELEVANT DEADLINES WILL BE PROVIDED AND REVIEWED. DOCUMENTATION TEAM MEMBERS WILL BE RESPONSIBLE FOR DOCUMENTATION COMPLIANCE OF CREDITS AS DIRECTED BY THE RESPONSIBILITY MATRIX AND THE LEED CONSULTANT. THE LEED CONSULTANT WILL COLLECT AND REVIEW ALL CREDIT DOCUMENTATION FOR COMPLIANCE AND PROVIDE FEEDBACK AND GUIDANCE. DOCUMENTATION WILL TAKE VARIOUS FORMS, DEPENDING ON THE CREDIT REQUIREMENTS, BUT WILL INCLUDE THE INCORPORATION OF SPECIFICATIONS AND LEED OBJECTIVES INTO THE CONTRACT DOCUMENTS. CERTIFICATION LEED DISTINGUISHES BETWEEN DESIGN CREDITS AND CONSTRUCTION CREDITS. ALL DESIGN CREDITS SHOULD BE DOCUMENTED BY THE PROJECT TEAM PRIOR TO THE START OF CONSTRUCTION. THE USGBC WILL PERFORM A DESIGN REVIEW OF THIS SUBMISSION AND PROVIDE COMMENTS, REQUESTS FOR CLARIFICATION, AND PRELIMINARY RULING ON THE SUBMITTED CREDITS. A SIMILAR CONSTRUCTION SUBMITTAL WILL TAKE PLACE AFTER COMPLETION OF CONSTRUCTION CREDIT DOCUMENTATION, PRIOR TO THE FINAL SUBMISSION FOR PROJECT CERTIFICATION. THE LEED CONSULTANT WILL GATHER AND REVIEW THE REQUIRED DOCUMENTATION PRIOR TO EACH SUBMITTAL AND IN RESPONSE TO ANY USGBC QUESTIONS OR REQUESTS FOR CLARIFICATION. REBATES & GRANTS MANY OPPORTUNITIES FOR GRANTS, REBATES AND INCENTIVES ARE AVAILABLE TO THE PROJECT FOR SUSTAINABLE AND ENERGY EFFICIENT ATTRIBUTES INCORPORATED INTO THE PROJECT. THE PROJECT TEAM WILL ASSIST THE OWNERS IN SELECTING APPROPRIATE AND APPLICABLE INCENTIVE PROGRAMS AND IN MEETING THE REQUIREMENTS OF THESE PROGRAMS. LEED CERTIFICATION POINT CATEGORIES SUSTAINABLE SITES - ASSESS THE LAYOUT OF THE PROJECT ON THE SITE, TAKING INTO ACCOUNT PROGRAMMING, EFFICIENCY, AND ORIENTATION TO MAXIMIZE ENERGY SAVINGS. THE FEASIBILITY OF THESE CREDITS WILL BE INFLUENCED BY THE ESTABLISHED PROJECT SITE. CREDITS THAT ARE NOT IMPACTED DIRECTLY BY THE EXISTING CONDITIONS WILL BE EVALUATED BY THE TEAM; ROOFING, PAVING MATERIALS, BICYCLE RACKS, PARKING CAPACITY, PREFERRED PARKING FOR LOW-E VEHICLES, NATURAL OPEN SPACE, STORMWATER MANAGEMENT, HEAT ISLAND EFFECT AND LIGHT POLLUTION WATER EFFICIENCY - SELECT FIXTURES THAT MAXIMIZE WATER SAVINGS WITHOUT COMPROMISING THE NEEDS OF THE OCCUPANTS, LANDSCAPING TO PROMOTE OPEN SPACE, AND INCORPORATION OF NATIVE OR ADAPTIVE PLANTS TO REDUCE OR ELIMINATE IRRIGATION NEEDS. ENERGY & ATMOSPHERE - CREATE AN INTEGRATED DESIGN TO HELP MAXIMIZE ENERGY SAVINGS THROUGH THE USE OF "FREE" ENERGY (ORIENTATION AND DAYLIGHTING) TO REDUCE DEMAND, AND INSTALLING EFFICIENT EQUIPMENT. POTENTIAL AREAS OF REDUCTION INCLUDE ENVELOPE TIGHTNESS, GLAZING, ROOFING AND INSULATION SELECTION, LIGHTING LEVELS, EFFICIENCY AND CONTROLS, BUILDING MANAGEMENT SYSTEMS, EFFICIENT EQUIPMENT, ENERGY RECOVERY AND RENEWABLE ENERGY. ALL MUST BE EVALUATING USING LIFE-CYCLE COSTS, RELATIVE COST BENEFITS AND POTENTIAL REBATES. MATERIALS & RESOURCES - EMPHASIS IS PLACED ON THE USE OF MATERIALS AND PRODUCTS THAT ARE REGIONAL, INCORPORATE RECYCLED CONTENT, FSC CERTIFIED, RENEWABLE AND SALVAGED FROM THE DEMOLITION PHASE. LIFE-CYCLE COSTS AND RELATIVE COST BENEFITS ARE ALSO A CONSIDERATION. MATERIALS COSTS MUST BE TRACKED VIA INVOICING THROUGHOUT THE PROJECT, AND DOCUMENTATION MUST BE PROVIDED TO VERIFY COMPLIANCE WITH CREDIT REQUIREMENTS. DURING DEMOLITION AND CONSTRUCTION, THE GENERAL CONTRACTOR IS RESPONSIBLE FOR A CONSTRUCTION WASTE MANAGEMENT PLAN TO DOCUMENT THE DIVERSION OF DEBRIS FROM LANDFILLS. INDOOR AIR QUALITY - IT IS MANDATORY THAT A LEED PROJECT MEET THE MINIMUM VENTILATION REQUIREMENTS OF ASHRAE 62.1-2004. CO2 MONITORING, SMOKING GUIDELINES, LIGHTING, TEMPERATURE AND HUMIDITY CONTROL, THERMAL COMFORT AND DAYLIGHTING AND VIEWS ARE ALL STRATEGIES UNDER EVALUATION IN THIS CATEGORY. INNOVATION & DESIGN - ADDITIONAL POINTS ARE AVAILABLE FOR EXEMPLARY PERFORMANCE IN EXISTING CREDITS, AS WELL AS FOR INTEGRATING TECHNOLOGIES OR INNOVATIONS THAT ARE NOT DIRECTLY ADDRESSED BY THE LEED CREDITS. AS THE OPPORTUNITIES FOR INNOVATIONS ARE LIMITLESS, IT IS APPROPRIATE TO STRIVE FOR THE 4 CREDITS AVAILABLE.
